Title: GENERAL MAINTENANCE TECHNICIAN

Primary Function:
Performs skilled work in a variety of trades to include carpentry, mechanical, electrical, and plumbing; work is done in the construction, maintenance, and repair of School Division buildings and properties.
Minimum Qualifications:
- Graduation from high school, supplemented by vocational course work, and 2-4 years experience doing increasingly skilled trades work in one or more areas, or any combination of education and experience which provides the required knowledge, skills, and abilities.

Must possess a valid driver's license issued by the Commonwealth of Virginia.

Thorough knowledge of the common terminology, tools, and practices of the carpentry, plumbing, and electrical trades.

Thorough knowledge of BOCA, EPA, ADA, and OSHA standards and occupational hazards and safety precautions and procedures common to the skilled trades.

Thorough knowledge of the use and characteristics of common building materials.

Skill in performing finished carpentry work.

Effective oral and written communication skills.

Ability to read and interpret blueprints, schematics, and other drawings.

Ability to plan projects and to estimate time and materials required.
Performance Responsibilities:
- Performs skilled carpentry work making cabinets, doing framing, trim work, and other building maintenance jobs such as partitions, doors, roofing; repairs and builds walls including hanging sheetrock, installing paneling and dropped ceilings and doors; repairs windows; makes forms for concrete work and pours concrete.

Plans and lays out work from blueprints, drawings, or verbal instructions.

Plans, or assists in planning for major projects; estimates time and materials needed;

Installs flooring such as tile, ceramic tile, padding, and carpeting.

Removes old conduit and installs new conduit either independently or as part of a team doing renovation work; assists with installations of electrical, HVAC, plumbing, and structural systems such as generators, power panels, wiring, air handles, and compressors.

Makes sure that all related paperwork such as work orders, receipts and receiving reports are completed and turned in.

Operates motor vehicles and equipment and performs general maintenance, repair, and construction tasks.

Responds to after hour calls

Performs a variety of preventive maintenance tasks such as changing filters, fuses, belts, and receptacles.

Performs other related work as assigned by Manager of Building Maintenance.
Reports to:
Manager of Building Maintenance
Terms of Employment:
Twelve months a year. Salary according to School Board Pay Plan
Evaluation:
Performance of this job will be evaluated in accordance with school board policy and administrative regulations for non-licensed personnel.
