Title: SCHOOL BUILDING MAINTENANCE & CUSTODIAL SERVICES SPECIALIST

Primary Function:
Plan, supervise and perform work necessary to maintain a clean, attractive and healthy school environment and semi-skilled carpentry, plumbing, and electrical repairs involved in maintaining school structures, furniture and equipment.
Minimum Qualifications:
- Possess a high school diploma or equivalent.

Ability to follow oral and written directions.

Ability to communicate effectively orally and in writing.

Demonstrated ability to plan, coordinate and direct the work of others.

Ability to work effectively under limited supervision.

Working knowledge of commercial and institutional building cleaning materials, methods and procedures.

Ability to apply the full range of maintenance skills and techniques in performing building repairs.

Two years experience in a field or training leading to the knowledge, skills and background needed to maintain building cleanliness and appearance standards and to perform building maintenance in the carpentry, electrical and plumbing areas in commercial and institutional buildings.

General knowledge of and understanding of building and fire safety codes.

Familiar with the operating principals of and procedures for heating, ventilation and air conditioning, security intrusion systems, fire security systems, lighting, and firefighting equipment.

Personal characteristics necessary to create and maintain an effective working relationship with subordinates, school staff and members of the public.

Logical decision-maker, honest, dependable and trustworthy.

Physical strength, agility and dexterity necessary to perform all required tasks, including heavy lifting (50 pounds or more), stooping, keeling, bending and working from platforms, scaffolds, and ladders.

Ability to work out of doors in a variety of temperatures and weather conditions.

Knowledge of standard practices, tools and terminology used in a building maintenance environment.

Ability to grasp, hold and manipulate tools and equipment used in a building maintenance environment.

Possess a current Virginia Vehicle Operating License.
Performance Responsibilities:
- Serve as focal point for all custodial and maintenance matters to insure that the requirements of the school principal and staff are met.

Coordinate and supervise the duties of the custodial staff (listed on custodian job description) and perform tasks necessary to meet established standards for cleanliness, appearance and health in school buildings and grounds.

Maintain inventory and order parts and supplies.

Set and reset security and fire control systems as needed.

Respond to security intrusion and fire warning system alarms and calls.

Maintain time records and submit timesheets to payroll for custodial staff.

Review maintenance requests initiated by school staff or other means and determines actions needed to resolve them.

Coordinate, supervise and perform semi-skilled maintenance tasks in areas of carpentry, electrical and plumbing involved in maintaining school structures, furniture and equipment. Specific tasks include but are not limited to painting; repair, removal and replacement of window/door glass; alignment/adjustment of doors and/or repair and replacement of door closing mechanisms; removal and replacement of ballasts in light fixtures, electrical outlets and switches; repair, removal and replacement of plumbing fixtures; and assembly and repair of furniture items.

Initiate work orders identifying repair parts needs and work that is to be accomplished by the Division Maintenance Staff.

Perform other related duties as assigned by the Manager of Custodial Services.

Manager of Custodial Service
Terms of Employment:
Twelve months a year. Salary according to School Board Pay Plan.
Evaluation:
Performance on this job will be evaluated in accordance with School Board Policy and administrative regulation on evaluation of non-license personnel.
