Title: MULTI-TRADE TECHNICIAN

Primary Function:
Performs skilled work in construction, maintenance and repair/renovation of Division buildings, grounds and facilities. Must be a master level technician in a particular field and performs primarily in that field, but must be able to troubleshoot structural, electrical and plumbing problems, and assist additional maintenance personnel when they are required.
Minimum Qualifications:
- Graduation from high school, supplemented by structured vocational and on the job training in maintenance and construction, to include military training schools if applicable, and at least 5 years experience at the master level, doing increasingly skilled trades work in one or more areas, or any combination of education and experience which provides the required knowledge, skills, and abilities.

Must posses a valid Drivers License issued by the Division of Motor Vehicles of the Commonwealth of Virginia.
Necessary and Special Qualifications:
- Comprehensive knowledge of one of the commonly accepted skill trades such as electricity, plumbing, carpentry (form and finish work), locksmithing and glazing trades.
Knowledge, Skills and Abilities:
- Thorough knowledge of common terminology, tools, and practices of the carpentry, electrical, plumbing, locksmithing and glazing trades.

Thorough knowledge of ICC, (to include the IPC and NEC) EPA, ADA and OSHA standards/practices and occupational hazards and safety precautions and procedures common to the skilled trades.

Thorough knowledge of the use and characteristics of common building materials.

Some considerable knowledge of the installation and repair of locks and door closers (internal and external).

Skill in the use of carpentry, as well as a variety of other hand and power tools used in the installation of glass, carpets, tile, and other types of flooring, as well as tools used in hanging sheetrock, and installing different types of siding.

Ability to plan/schedule projects and to estimate costs of materials and required man-hours of labor.

Ability to record and deliver information, to explain procedures, to follow oral and written instructions. Must be able to communicate clearly and effectively.

Ability to read and interpret blue prints, print outs, schematics, diagrams, logs and other drawings.

Must be physically able to operate a variety of equipment including mechanic’s tools, carpenters’ tools, fixed shop tools/machines, electrical and plumbing tools. Requires frequent lifting of materials weighing in excess of 50 pounds, to include standard (6ft. 8in.) solid wood and metal doors up to 1 ¾ inches in thickness and large encased sheets or panes of glass. Involves continual standing, walking, stooping, and climbing.

Ability to utilize basic mathematical formulas; to add and subtract, multiply and divide; to work with decimals and percentages.

Must have adequate motor skills and eye/hand/foot coordination to handle tools, materials and equipment.

Must posses excellent interpersonal skills in order to interact successfully with administrators, principals, teachers, parents, students (if necessary) and co-workers.
Performance Responsibilities:
- Performs highly skilled work in the area of specialty, and in addition can be assigned the following:

General carpentry of framing and trade work in construction, renovation, retrofit, repair or alteration buildings, floors, roofs, skylights, vents, stairways, partitions, doors (including store front), windows and screens; buildings or repairs partitions, shelving, book cases, desk tops, formica countertops, ect.; plans and builds ramps and decks.

Performs skilled work in installation, repair and replacement of locks and locking systems, which provide security for the Division’s building and all other structures.

Maintains documentation of all new installation, changes and replacements of locks, cores and all new key creation, distribution and receipt of same.

Installs doors and jambs of all types, to include wood and metal. Installs hinges, panic hardware, exhibiting excellent mortise work, stops (door, floor and wall mount), weather strips, and internal/external closers and maintains and repairs same.

Installs all types of cabinets, especially those with locking capabilities, and repairs/replaces hinges, locks, lock apparatus, pulls, shelves and drawer glides of same.

Performs skilled work in the repair and replacement of all types of windows, including fixed, casement, double-hung, sliding, awning, etc., all types of sashes and window locks and locking mechanisms. Installs new windows to include jambs, check rails, stops, casings, stools, aprons, and all appropriate hardware.

Performs skilled work in the glazing and re-glazing of windows, which require same, using different applications and types of caulk and glazing compounds.

Hangs white and corkboards, pictures, computer screens, etc., repairs and refinishes furniture and classroom accessories.

Estimates time, labor and materials for project completion.

Repairs and builds walls, including hanging and finishing sheetrock; installs paneling, dropped ceilings and all types of insulation.

Performs interior and exterior painting projects.

Installs flooring such as VCT, ceramic tile, sheet goods, padding and carpeting.

Builds forms for concrete; pours and finishes concrete including exposed aggregate, smooth and broom finishes; plans, estimates and constructs bricks or block structures.

Install siding including aluminum and vinyl ; builds and installs sign posts and guardrails; repairs playground equipment, including basketball and volleyball courts; installs a variety of fences, especially chain link.

Ability to assess power outages and phase loses and perform minor repairs; assess water and sewer breaks, backups and stoppages and perform minor plumbing repairs.

Repairs small appliances and hand/power tools.

Removes old conduit/water lines and installs new conduit/water lines, either independently or part of a team doing renovation work; assists with installations of electrical, HVAC, plumbing, and structural systems such as generators, power panels, wiring, air handlers and compressors.

Operates motor vehicles and equipment and performs general maintenance, repair and construction tasks.

Plans and lays out work assignments from blueprints, drawings or verbal instructions.

Plans, or assists in planning for major projects; writes specifications, estimates time, labor and materials costs for job completion.

Insures that all work related documents, including receipts, manifests, work orders, warranties, MSDS sheets, etc. are turned in and the cataloged for future reference by other maintenance personnel.

Responds to after-hours emergency calls.

Performs a variety of preventive maintenance tasks.

Performs any other maintenance work as assigned by the Manager of Building Maintenance.

Terms of Employment:
Twelve months a year. Salary according to School Board Pay Plan.
Evaluation:
Performance on this job will be evaluated in accordance with School Board Policy and Administrative Regulations for non-licensed personnel.
