Title: MANAGER OF CUSTODIAL SERVICES

Primary Function:
Plans, coordinates, and supervises all aspects of custodial and pest control activities; manages contracts for painting services; and serves as liaison with the York County groundskeeping staff; establishes and administer schedules and procedures for the regular, ongoing custodial care of all school and office facilities of the district.
Minimum Qualifications:
- Two years of college or any equivalent combination of experience and training which provides the required Knowledge, skills, and abilities.

Possess current pest control applicator license and a valid Virginia Operators License.
Knowledge, Skills and Abilities:
- Knowledge of general operating principles of the heating, ventilation, air conditioning, and lighting systems in school buildings.

Knowledge of building cleaning methods.

Knowledge of location and operating principles of firefighting equipment and security alarm systems in school buildings.

Knowledge of grounds keeping practices, methods, and recommended schedules.

Demonstrated ability to plan, supervise, and coordinate the work of others using current supervision practices.

Ability to plan and implement an efficient and economical custodial program, including the preparation of an annual operating budget.

Ability to communicate well with principals, directors, assistant superintendents, contractors, and York County managers.

Ability to provide effective oral and written instructions to subordinates.

Ability to prepare bid packages for painting projects throughout the School Division, evaluate bids, and administer contracts as awarded.

Ability to operate computer in a networked system.

Ability to quickly learn procedures used to report information and maintain records.
Performance Responsibilities:
- Supervises custodial staff and provides assistance to head custodians regarding cleaning in all York County school buildings.

Trains and supervises custodial staff in the methods, materials, and equipment needed for custodial services.

Assigns substitutes for employees absent from duty; recruits, screens, recommends applicants for hiring and assigns all custodial staff.

Coordinates and plans custodial work schedules with building principals for proper cleaning of each school; establishes and administers the summer cleaning programs, and year round staff schedules.

Performs minor maintenance on vacuums, buffers, and other custodial equipment.

Keeps maintenance records and replacement schedules for equipment used in custodial service.

Inspects each building and grounds at least monthly for cleanliness and pest control; selects the custodial supplies and equipment to be used and maintains an appropriate inventory.

Plans and directs the standardization program for equipment and supplies accounting; prepares and administers the custodial service budget.

Responds to complaints regarding conduct or service of custodial staff and recommends appropriate action to the Director of Maintenance & Facilities Support.

Performs pest control services in all buildings and grounds in the York County School Division.

Maintains records regarding selection of exterminating equipment and pesticides in accordance with federal and state laws.

Maintains a Painting Requirements List for all buildings and facilities in the School Division and from this list submits for approval by the Director of Maintenance & Facilities Support a schedule of painting projects to be accomplished during the summer break.

Prepares and submits to the York County Purchasing Agent bid packages for painting projects, evaluate bids received, and manage contracts as awarded.

Routinely, but no less than monthly, reviews with the York County Manager of Grounds Maintenance the current condition of school grounds and playing fields, keeps the York County staff informed of School Division priorities and needs, and coordinates the required work.

As necessary, brings to the attention of the Director of Maintenance & Facilities Support omissions or inadequate levels of performance by the York County grounds maintenance organization in attending to School Division srounds and playing fields.

Submits a proposed annual operating budget for all assigned areas of responsibility to the Director of Maintenance & Facilities Support per the operating budget schedule.

Perform other duties as assigned.
Reports to:
Director of Maintenance and Facilities Support
Terms of Employment:
Twelve months a year. Salary according to School Board Pay Plan.
Evaluation:
Performance on this job will be evaluated in accordance with School Board policy and administrative regulations on evaluation of non-licensed personnel.
